Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis once a completed application, application fee, and required documentation have been submitted. We recommend applying as soon as possible to secure the rental you’re interested in. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Typically, tenants are required to pay the first month’s rent and a security deposit before moving in. Some properties may also require last month’s rent, depending on lease terms and owner preference. -
How old do you have to be to apply?
Applicants must be at least 18 years of age or legally able to enter into a binding lease agreement. -
Is the deposit refundable?
Yes. Security deposits are refundable, provided there is no damage beyond normal wear and tear, all rent has been paid, and lease terms have been fulfilled. Deductions may apply for unpaid rent, cleaning, or repairs. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet certain income, credit, or rental history standards. Cosigners must meet financial qualifications and sign a guarantor agreement accepting responsibility for the lease. -
You have a property I want to rent. How do I apply?
Applications can be submitted online through our secure tenant portal or in person. A completed application, non-refundable application fee, and supporting documents such as proof of income and identification are required. -
How do I pay rent?
Rent can be paid online through the tenant portal, by automatic bank transfer, or by check or money order—depending on the property’s accepted payment methods. Online payments are encouraged for convenience and faster processing. -
I want to get a pet. What do I do?
Before bringing a pet into your rental, review your lease agreement and contact management for approval. Some properties allow pets with an additional pet deposit or monthly pet rent, while others may have restrictions or breed limitations. -
I want to move out, but my roommate wants to stay. What do I do?
If one tenant plans to move out while another wishes to stay, the remaining tenant must qualify on their own or an approved replacement tenant must be found. Contact management to discuss the transfer or lease modification process. -
My lease expiration is coming and I want to move out. What do I do?
Most leases require written notice prior to move-out. Check your lease for the specific notice period—typically 30 to 60 days—and submit your written notice of intent to vacate by the deadline to avoid penalties. -
Who is responsible for paying for repairs & maintenance requests?
Routine maintenance and necessary repairs are handled by the property management company. Tenants are responsible for damages caused by negligence or misuse. All maintenance requests should be submitted promptly through the tenant portal or designated maintenance line.
